If You Build It, They Will Come ! / New Land Development Project by Former Baseball Team Owner and Prominent Architect Offers Elegant Country Living, Acreages, Waterfront Lots, Scenery and Wildlife.

“If You Build it, They Will Come”, was a phrase made popular by Actor Kevin Costner in the movie “Field Of Dreams”. For Former Oklahoma City 89ers Baseball Team Owner Patty Roloff and her Husband, award winning Architect Robert B. Roloff, the popular phrase has taken on a whole new meaning as she along with her family are developing BEAR CREEK ESTATES, a platted subdivision on 80 acres of family owned land.

Located just north of Edmond and directly East of the Lazy E Arena, BEAR CREEK ESTATES offers elegant country living featuring acreages, mature trees, and natural wildlife. There are 30 lots ranging in size from 1.5 to 3.5 acres each. There are four (4) lakes on the property stretching almost one-half (½) mile, and a majority of the Lots back up to, or look down on the water.

”Besides the spectacular views and peaceful setting, this land has a tremendous amount of sentimental value for me” said Patty Roloff, “When my children were growing up we spent almost every weekend out here visiting my Parents”. The land has been in Roloff’s family for over 50 years, and she and her husband Bob live on 220 acres adjoining BEAR CREEK ESTATES. 

Patty’s Husband, Robert B. Roloff did the master planning and took special care to preserve the natural beauty of the land and enhance the water structures. “Our goal was to create as many lots as possible that would have an excellent view of the water. We built a series of dams that created 4 beautiful ponds, some with islands, and preserved as many of the existing trees as possible. The result came out better than expected. We were fortunate to have found some very talented contractors”, said Roloff.  The earth and dam work was performed by Bobby Cole Enterprises and Jed Cole of JEDCO.

During Robert B. Roloff’s career as an architect he is most known for his commercial works including; The Myriad Convention Center, Arrowhead and Fountainhead State Lodges, Leadership Square, and the sometimes controversial Gold Dome Bank located at NW 23rd and Classen in Oklahoma City.

BEAR CREEK ESTATES has truly been a family affair. In addition to Patty and Bob Roloff’s involvement, Patty’s two sons, two daughters and five granddaughters have also been involved. Patty’s son Marcus Cox is a C.P.A and has handled the bookkeeping for the project. Son Michael Cox and his Wife Laura Cox are Realtors with Keller-Williams Northpointe and are handling the Lot sales.

“Our target market is individuals who are looking for a scenic country setting to build their dream home”, said Michael Cox. “Individuals can choose their own builder or we can recommend one for them”, Cox said.

As building permits for new construction continue at record levels and interest rates remain low Patty Roloff and her family are hoping to hit a “Home Run” with BEAR CREEK ESTATES. Covenants and Restrictions will apply, there is going to be a Homeowners Association, and homes must be a minimum of 2200 Sq. Ft. constructed of Brick, Stone or Stucco.

“Based on the building trends that we have seen in the area, I would imagine that most homes are going to be in the 2700 to 3500 Sq. Ft. range, and vary in price starting at $250,000.00”, said Cox.

With the success of Stone Valley Ranch (2004 Street of Dreams Site) and Sweetwater Springs just 1 mile to the south, Development is exploding in southwest Logan County. “We have found that there are a lot of people anxious to escape the suburbs and have at least an acre of land between them and their neighbor.  We are located just 7 miles from I-35 and 35 to 40 minutes from Downtown Oklahoma City, making us far enough out in the country but still convenient for commuting”, said Cox.


Finding BEAR CREEK ESTATES is very easy. Traveling North on I-35 you can take the Waterloo Road exit (exit #146) or the Seward Road exit (exit #151) and then follow the signs to the Lazy E Arena. BEAR CREEK ESTATES is located directly east of the Lazy E Arena.


The Lazy E Arena is located minutes north of Oklahoma City on the beautiful 300-acre Lazy E Ranch, one of the most progressive horse breeding and sales prep facilities in the nation. Built in 1984, it is the largest indoor arena in the country. The Lazy E seats 6,832 people, and the arena floor measures 160 by 440 feet. Completely climate controlled, the arena offers spectators the opportunity to see rodeo in a modern, first class facility. The Lazy E produces some of rodeo's most prominent events and is recognized as a driving force in the industry. Many of these events are broadcast nationally to millions of viewers.


While this is the first land development project for Patty Roloff, she has experience getting new projects off the ground.
In 1976, then Patty Cox, along with her late Husband Bing Hampton, created the recognizable team theme of “Goodtime Baseball.” Cox became the first female general manager of a professional baseball team in 1977. The team owner at the time offered the 89ers for sale. For the third time in five years, Oklahoma City was threatened with loss of its baseball team.


Fearing the team might be moved to Davenport, Iowa, where a group had made a purchase offer, Cox and Hampton quickly organized a group of Oklahoma City investors who bought the team from Harry Valentine, ensuring its retention in Oklahoma City. In addition to owning the 89ers, the Hamptons were Vice-Presidents in charge of sales and marketing for the Chicago Cubs Baseball Team from 1981 thru 1983. In 1991, the Hamptons sold the 89ers, and in 1997, the 89ers changed their name to the Oklahoma Redhawks and moved from All Sports Stadium to the SBC Bricktown Ballpark.
